Symptoms We Fix Every Week

Tankless problems almost always trace back to a handful of causes: mineral scale, gas supply, ignition components, sensors, or venting. Here's what the common symptoms usually mean.

Water goes cold mid-showerThe "cold water sandwich" or a unit cutting out under load — often a flow sensor issue, scale buildup restricting the heat exchanger, or an undersized gas supply that can't sustain the burn.
Temperature swings hot and coldFluctuating output usually points to scale in the heat exchanger or a failing flow/temperature sensor. Descaling resolves a large share of these calls.
Unit won't igniteNo hot water and clicking with no flame typically means an ignition component, gas valve, or gas supply problem — one of the most common tankless repairs we perform.
Reduced hot water flowWhen hot-side pressure drops but cold is fine, the inlet filter or heat exchanger is usually restricted by scale or debris. Cleaning or descaling typically restores full flow.
Error code on the displayModern tankless units self-diagnose. The code narrows the cause fast — see the common codes below, and tell us the code when you call so we arrive with the right parts.
Unit running loud or smelling offUnusual combustion noise or odors can indicate venting or combustion-air problems. Shut the unit off and call — combustion issues shouldn't wait.

Common Error Codes We See in Santa Cruz

CodeBrandWhat It Commonly Indicates
11RinnaiIgnition failure — no flame on startup. Often gas supply or ignition components.
12RinnaiFlame failure — burner lit, then lost flame. Gas supply, flame rod, or venting.
10RinnaiAir supply or exhaust blockage — venting obstruction or fan issue.
LCRinnaiScale buildup in the heat exchanger — the unit is asking for a descale. Very common in Santa Cruz.
E003NavienIgnition failure — similar causes to Rinnai code 11.
E012NavienFlame loss during operation — gas supply or flame sensing.
E110NavienExhaust/intake blockage — venting obstruction or fan problem.
E407NavienTemperature sensor fault on the hot water outlet.

Codes are a starting point, not a final diagnosis — the same code can have several causes, and we confirm on site before recommending anything. Have a different brand or code? Call (831) 818-6331 and read us what's on the display.

Honest Guidance

Repair or Replace? How We Call It

Tankless units are worth repairing far longer than tank heaters — there's no tank to rust out, and most components are individually replaceable. A 10-year-old tankless unit with a failed sensor is usually a repair, not a replacement.

The exception is the heat exchanger. It's the heart of the unit and the most expensive component — when it fails on an older unit, replacement of the whole system is usually the better investment, especially since today's condensing models are meaningfully more efficient than units from 15 years ago.

We'll always tell you which side of the line your unit is on, with the repair quote and the replacement quote side by side so you can decide with real numbers. If you're replacing, our installation page covers exactly what's included and what it costs.

Usually repair ✓ / Usually replace ✗

Unit under ~12 years with a failed sensor, igniter, flame rod, or fan
Scale-related problems — descaling restores most of these units fully
Venting or condensate issues, gas supply adjustments
Heat exchanger failure on a unit 12+ years old
Repeated breakdowns — two or more major repairs in two years
Discontinued model with scarce parts and long lead times
Maintenance & Descaling

The Annual Descale: Cheap Insurance for a 20-Year Unit

Santa Cruz's moderately hard water deposits mineral scale inside the heat exchanger as water passes through. Left alone, scale reduces efficiency, causes temperature swings, triggers error codes, and can shorten a 20-year unit's life by years. Annual descaling prevents all of it — and on many brands, documented maintenance is required to keep the warranty intact.

🧪

What a Descaling Visit Includes

We circulate a descaling solution through the heat exchanger to dissolve mineral buildup, clean the inlet water filter, check the condensate line on condensing units, and verify ignition, flame quality, and temperature stability before we leave.
📅

How Often, For Your Water

Once a year for most Santa Cruz homes on municipal water. Homes on private wells in Boulder Creek, Felton, and Corralitos have harder water and should descale every 6–12 months. We can put you on a schedule so it's never forgotten — see our full maintenance guide for the details.
Common Questions

Tankless Repair & Service FAQs

What Santa Cruz homeowners ask us most about their existing tankless units.

How much does tankless water heater repair cost? ▾

It depends on the cause. A descaling service or filter cleaning is on the low end; sensor, igniter, or flame rod replacements sit in the middle; and major component work costs more. We diagnose first and quote the actual repair before doing anything — and if a repair doesn't make sense relative to the unit's age, we'll tell you that with replacement numbers alongside, so you're comparing real options.

Why does my tankless water heater go cold in the middle of a shower? ▾

The most common causes in Santa Cruz are scale buildup restricting the heat exchanger, a flow sensor that's misreading demand, or a gas supply that can't sustain the burner at full output. Occasionally it's simply a flow rate below the unit's minimum activation threshold. All four are fixable — and the first one is preventable with annual descaling.

My unit is showing an error code — should I try to reset it? ▾

A single reset is generally safe to try: power the unit off, wait a moment, and power it back on. If the code returns, stop resetting and call us — repeated resets can mask a real problem, and codes related to combustion or venting shouldn't be ignored. Tell us the code and brand when you call (see the common codes table above) so we arrive prepared.

How often should a tankless unit be descaled in Santa Cruz? ▾

Annually for most homes on municipal water. If you're on a private well in the San Lorenzo Valley or Corralitos area, every 6–12 months — well water here carries significantly more mineral content. Skipping descaling is the single most common reason we see tankless units fail early, and on several brands it can also void warranty coverage.

Do you service tankless units you didn't install? ▾

Yes — most of the tankless units we repair were installed by someone else. We work on Navien, Rinnai, Noritz, Rheem, and other major brands regardless of who installed them, including units with unpermitted or substandard original installations (which we can bring up to code while we're at it).

When does replacement make more sense than repair? ▾

The big three: a failed heat exchanger on a unit 12+ years old, repeated major repairs within a short window, or a discontinued model with hard-to-source parts. In those cases the money is better spent on a new high-efficiency unit. Our installation guide covers the process and realistic cost ranges for replacement installs in Santa Cruz.
